This 100-metre-high residential tower designed for Plus Properties is located on the boundary of Al Zorah City Center. The tower itself occupies almost 50% of the 30,000m2 plot, with a podium taking up 30%, and a courtyard 20%.
The high-density scheme includes 160 studios; 131 one-bedroom apartments; 22 two-bedroom apartments; 20 two-bedroom-plus apartments; 2 swimming pools; 2 fitness areas; and retail space.
The simple, concrete structure meets technical and climactic requirements and is largely clad with aluminium in a range of textures and colors that reference the local vernacular and reflect classical ordinance.
The design includes a series of powerful, vertical lines that ultimately form a regular parallelepiped (a rhomboid formed by six parallelograms). The vertical lines fold at various points to form slopes covering a number of loggias with gardens.
The tower has a north-east / south-west orientation, and faces the esplanade of the avenue to the north and the courtyard to the south. At its base, it integrates with the podium.
The podium offers an alternative configuration to the tower as it consists of 5 storeys which wrap around an internal garden with a swimming pool. A large opening on the east side of the podium visually connects the courtyard to the street.
In the west of the plot a gallery at ground level with a water feature and retail stores stretches from the Northern Avenue to a small square in the south.
